*Goodale & Barbieri Company, a Spokane, WA leading real-estate development and property management firm, is seeking a Full Time Salaried Community Manager - Affordable to join our Multifamily Property Management Team in Spokane, Washington.
* Property Manager- Affordable - 40 hours per week May have to obtain Washington State Real Estate License (within 90 days of hire date) * Manage assigned property(s); problem solving, ensure response to emergency calls twenty-four hours a day, seven days a week, collect rent post notices, maintain signs * Reviews all rental applications for criminal and cred background history and lease forms, check all lease packets for accuracy and completion * Supervise, train and motivate Assistant Manager(s) and maintenance staff * Enforce Lease and Community Policies * Prepare and serve Non-Compliance Notices or work with attorney on preparation of Notices and follow through with attorney if eviction is necessary due to non-compliance * Make bank deposits, all money received must be deposited within 24 banking hours * Maintain an inventory of all appliances with the serial and model numbers * Maintain petty cash fund documenting and logging each expenditure after each purchase and balance remaining cash * Review Aging/Delinquency Reports submit monthly report based on the written policy * Write and administer budgets and narratives and approve all purchases for each property with guidance from Regional Portfolio Manager.
* Code all invoices for property and submit to accounting for payment * Perform property(s) visits with the Regional Portfolio Manager * Ensure vacant units are being turned and re-rented in a timely manner * Ensure curb appeal of the property is maintained * Make recommendations to improve marketing and leasing programs.
* Co-ordinate with maintenance staff to ensure unit turnover, preventative maintenance, and routine maintenance requests, etc.
are performed in a timely manner * Assist if necessary the cleaning of common areas daily and vacant apartments during turn-over * Ensure and review all maintenance work orders on the monthly Maintenance Log * Attend Manager’s meetings and other required training * Perform other duties as assigned *OUR IDEAL CANDIDATE* has experience in an Apartment Management role.
Is a dynamic leader with a professional image, possessing the ability to positively influence, motivate and lead a team.
Must have knowledge of various compliance regulations.
Has competent financial and analytical skills, and excellent reporting ability.
Is technologically and marketing savvy and proficient in MS Office (Word, Excel, Outlook), Google Apps (Gmail, Drive, Docs, Sheets) and property management related software (i.
e.
: Yardi).
Has excellent people skills, is highly motivated and organized with a positive attitude and has a desire to provide quality customer service.
Must have a flexible schedule and the ability to respond to emergencies at Properties.
_*Additional requirements for Affordable Housing properties: *_Preferred experience in affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds.
*LICENSES OR CERTIFICATES REQUIRED:* High School diploma or equivalent, 2-years college preferred, or equivalent combination of education and work experience in the field of property management.
Certification or designation from an accredited organization (ARM, CAM, CAPS, COS, CPM, MPM, RMP), preferred.
Valid Washington State Driver’s License Background check, drug test, good driving record required.
